Terms and Conditions
BOOKING YOUR VACATION
To book your accommodation, please contact us to ensure your dates are available. You will need to complete a booking form and send it to us with a $250 deposit to confirm the reservation. The lead name on the booking form will be responsible for the full cost of the rental including any amendment or cancellation charges. Please note that renters must be 25 years of age. We do not rent to seniors during beach weeks.
The deposit will be taken at time of booking to hold your dates and is non-refundable. The balance is due 4 weeks before your arrival. We accept personal check (US), VISA, Mastercard or money order for payment.
Our contract is made when we receive your deposit and booking form.
If you cancel your booking after 45 days prior to your arrival, we do not guarantee a full refund. If we are able to rent the villa during your dates, we will send a full refund. In the event we are unable to rent the villa, the following policies apply:
Anytime after confirmation has been sent - Loss of deposit
45 - 29 days before arrival - 50% of total price (Less deposit already received)
28 - 22 days before arrival - 60% of total price (Less deposit already received)
21 - 15 days before arrival - 70% of total price (Less deposit already received)
14 - 4 days before arrival - 80% of total price (Less deposit already received)
3 days or less - 100% of price (Less deposit already received)
ARRIVAL & DEPARTURE
Check-in is 4pm on the first day of arrival.
Check-out is l0am on the morning of departure.
Early check-in and/or late check-out will be accommodated when possible, but must be requested in advance.
Florida state law prohibits sub-letting, sharing and assigning. Therefore only the persons listed on the booking confirmation form are allowed to stay in the house, any persons not shown on the form may be asked to leave if found in the house by our Management company.
All rental fees include electricity and water charges.
Renters are advised to take out adequate vacation insurance to cover all possibilities such as cancellation, accident, sickness and damage.
The Owner/Management company does not accept any liability whatsoever for death, personal injury, accidents, loss or damage to persons or personal effects caused as a result of the use of the house including pool or spa. It is the responsibility of an adult member of the party to ensure that children are always properly supervised when using the pool, spa and surrounding area.
COMPLAINTS OR DISSATISIFACTION
In the unlikely event of a complaint during your stay, please contact us at the numbers provided on your Arrival Instructions.
Neither the Owner nor Management company can be held responsible or be liable in respect of loss, damage or changes caused by Force Majeure (eg. Strikes, floods, weather condition, closure of Airport or other events beyond our control).
NO SMOKING POLICY
Please note this property has a strict No Smoking Policy. Violations will result in loss of security deposit.
No Pets allowed in this property.
On departure please remove linen from the beds and place near the washing machine (If you have time and can start a cycle it is greatly appreciated).
Please remove all food stuffs and place in dumpster at the side of the property.
Please do not move any of the furniture. If the home is left in an excessively dirty state and the above procedures are not followed, we have no choice but to charge an extra $250.00 for a spring clean.
Failure to comply with any of the above conditions may result in eviction without refund or loss of security deposit.
